Pressure washing for driveways, pavers and patios

Mould, mildew and dirt build up fast on hard surfaces in a warm, wet climate. A proper wash brings the surface back without blasting the joint sand out or etching the concrete.

What people call about

  • A black or green driveway, sidewalk or walkway.
  • Pavers and pool decks that are slippery after rain.
  • A patio, lanai floor or screened porch slab.
  • Wood or vinyl fences and garden walls.
  • Getting a house ready to sell or rent.

Before the handyman arrives

  • Do not point a pressure washer at screens, window seals, stucco cracks or wood siding at close range. It drives water in and damages the surface.
  • Keep children and pets away while the work is going on. A pressure washer can cut skin.
  • If you are in an HOA, check whether they have rules about when and how washing is done.

What the handyman does

  • The right pressure and tip for the surface: concrete, pavers, wood and vinyl each need different handling.
  • A surface cleaner on flat areas for an even finish without stripes.
  • Plants, doors and windows protected from spray and run-off.
  • Paver joints checked afterwards; re-sanding and sealing discussed if you want them.
  • Oil and rust stains pointed out honestly, because some will not lift completely.

South Florida and beyond

South Florida's heat, humidity and summer rain grow mould and mildew on concrete and pavers within months, which is why driveways turn black so fast and pool decks get slippery. In colder parts of the country, a spring wash after winter grit and salt is the usual timing.

Questions people ask

How often should a driveway be pressure washed?
In South Florida many homeowners do it once or twice a year because mould grows back quickly. In drier or colder climates once a year is usually plenty.
Will pressure washing damage my pavers?
Not when it is done at the right pressure with a surface cleaner. The sand between pavers can wash out, which is why re-sanding is often done afterwards.
Do you pressure wash roofs?
No. Roofs need low-pressure soft washing by a roofing or roof-cleaning specialist, and walking a roof is not handyman work.
